Brian McCarter, Chief Executive Officer

Brian McCarter is the founder and CEO of Sustainable Real Estate Solutions, Inc. (SRS). Mr. McCarter guides the company’s strategic initiatives to meet the growing demand for SRS’s building energy efficiency software, data, and predictive analytics platform. Mr. McCarter has been an influential market pioneer and leader in the commercial real estate software and due diligence information services market for over 25 years.

 

Mr. McCarter has led several technology innovations that have advanced the building energy efficiency industry best practice, including the development of SRS’s suite of proprietary technology-enabled tools: Energy Performance Improvement Calculator (EPIC™) and PACEworx™ platform. These software as a service applications have been instrumental in facilitating the industry’s first repeatable and scalable energy efficiency project origination, development and investment underwriting process. This methodology has supported over 1,300 HVAC contractors and energy efficiency project professionals in the development of thousands of projects nationwide. Moreover, SRS platform-generated energy savings and financial impact analytics have supported SRS clients to obtain over $725 million in financing for energy improvement projects.

 

Prior to founding SRS, Mr. McCarter was Executive Vice President at Environmental Data Resources, Inc. (EDR), the nation’s largest provider of environmental due diligence information for the commercial real estate industry. At EDR he was a member of the start-up management team that pioneered the use of public environmental database information, technology-enabled data collection and digital mapping systems to create a new information services industry sector providing environmental risk information services to parties involved in the commercial real estate transaction due diligence and portfolio risk management markets. Mr. McCarter also serves as sub-committee chair of the ASTM Building Energy Performance and Improvement Evaluation Standard E3224-19 and ASTM Building Energy Performance Assessment Standard E2797-15 Task Groups.

Anthony Buonicore, P.E., QEP - Chairman and Director of Engineering

Anthony Buonicore is Chairman of SRS. Mr. Buonicore directs all engineering, energy-related technical services, and product development for SRS. He is a licensed professional engineer; a Qualified Environmental Professional (QEP); a past president and Fellow Member of the Air & Waste Management Association; currently Chairman of the National ASTM Building Energy Performance and Improvement Evaluation Standard E3224-19 and ASTM Building Energy Performance Assessment Standard E2797-15 Task Groups; a co-chair of the Performance Measurement and Benchmarking Sub-group of the Zero Energy Commercial Buildings Consortium; a property due diligence professional in the commercial real estate market for more than 30 years; and is responsible for technical review of energy conservation measures and renewable energy systems on hundreds of projects as a third-party technical administrator for Commercial Property Assessed Clean Energy (C-PACE) programs nationwide.

 

Mr. Buonicore served as Chief Executive Officer of Buonicore Partners, Inc., an energy risk management consulting firm, prior to the firm being acquired by SRS. Over the last 35 years, in addition to Buonicore Partners, Mr. Buonicore co-founded and successfully sold four companies, BCA Environmental Services, Chemrox, Hunter Environmental Services (HESI) and Environmental Data Resources (EDR). Hunter Environmental Services was taken public via an IPO (HESI, NASDAQ) in 1984. At HESI and EDR, Mr. Buonicore was responsible for almost two dozen acquisitions, including at EDR a successful rollup in the property information industry. EDR was sold to DMG Information (a subsidiary of the Daily Mail in London) in 1999. Mr. Buonicore has served on numerous corporate Boards, including EDR (Chairman), Trepp (Chairman), Property & Portfolio Research (Chairman), Sanborn Map Company (Director) and Landmark Information Group (Chairman).

 

Mr. Buonicore has been a leader in the energy-environmental industry since the early 1970s, serving as General Chairman of the American Institute of Chemical Engineers’ First National Conference on Energy and the Environment in 1973 and as founder and first chairman of the Air Pollution Control Association’s Energy-Environmental Interactions Technical Committee in 1974. In addition, he pioneered the use of refuse-derived fuel pellets (a bio-fuel) mixed with coal in stoker-fired boilers and has written extensively on energy and environmental issues. He holds both a bachelor’s and a master’s degree in chemical engineering.

Gerry Tsui, Chief Technology Officer

Gerry Tsui is Chief Technology Officer of SRS. Mr. Tsui has over 25 years’ experience as a software and information services technology executive. An Amazon AWS Certified Solutions Architect and Developer, Mr. Tsui manages SRS’s flagship application: Energy Performance Improvement Calculator. EPIC™, a Software as a Service, enables HVAC contractors and energy efficiency project developers estimate the energy savings and calculate the financial impact of their energy improvement projects in real time.

 

Prior to joining SRS, Mr. Tsui served as a Senior Principal Software Architect at Pitney Bowes where he collaborated with multiple business and engineering teams to address product, market and engineering requirements.

 

Prior to Pitney Bowes, Mr. Tsui was Vice President Information Technology at Environmental Data Resources, Inc. (EDR), the nation’s largest provider of environmental due diligence information for the commercial real estate industry, where he also served as a member of the Executive Committee.

 

Mr. Tsui holds an MBA with concentration in finance from University of Connecticut and a BS in Computer and Information Science from Brooklyn College.

Peter Cashman, Chief Operating Officer

Peter Cashman is a founding investor in SRS and serves as Chief Operating Officer. Mr. Cashman leads SRS’s operations team and also maintains responsibility for contract management and compliance initiatives.

 

Mr. Cashman has been an influential leader in business and government for over 40 years. Prior to joining SRS, Mr. Cashman was the co-founder and CEO of Environmental Data Resources, Inc., the nation’s largest provider of environmental due diligence information for the commercial real estate industry. Prior to EDR, Mr. Cashman was co-founder and president of BCA Environmental Services.

 

Mr. Cashman has also held several government leadership roles including Director, Office of Regional Operations, U.S. Environmental Protection Agency. In addition, he served as a Connecticut State Senator, President Pro-Tem of the Connecticut Senate and Lieutenant Governor of Connecticut.

 

Mr. Cashman was previously a member of the Connecticut Clean Energy Fund advisory board, a quasi-public corporation owned by the State of Connecticut that both promotes energy conservation and invests in new energy technologies.

Jim Bleecker, Chief Financial Officer

Jim Bleecker is CFO of Sustainable Real Estate Solutions, Inc. (SRS). Mr. Bleecker has over 25 years’ experience as software and information services firm financial executive and leads SRS’s financial organization.

 

Prior to SRS, Mr. Bleecker was CFO of Sanborn Map Company and Vice President Finance of DMGI, both subsidiaries of the Daily Mail and General Trust plc, of London, UK (DMGT). Mr. Bleecker was a member of the founding management team at Environmental Data Resources, Inc. (EDR) and served as CFO from its inception through the sale of the company to DMGT in 1999.

 

Mr. Bleecker’s information services industry experience includes the analysis and determination of values of numerous company acquisitions for Sanborn, DMGI and EDR and the development of key analytical frameworks to measure the performance and value of these companies and their subsidiaries.

 

Prior to EDR, Mr. Bleecker was CFO of BCA Environmental Services, Inc. and was instrumental in that company’s growth and eventual sale to Cilcorp.

Agostino Dell’Oso, CEM, CMVP, CDSM - Vice President, Engineering Services

Agostino Dell’Oso is Vice President, Engineering Services for SRS. In this role, Mr. Dell’Oso provides and oversees technical services to SRS’s energy improvement project stakeholders (contractors, project developers, building owners, and capital providers) to ensure project optimization and underwriting requirements are met.

 

In addition, Mr. Dell’Oso provides technical review of energy conservation measures and renewable energy systems in support of SRS’s role as third-party technical administrator for Commercial Property Assessed Clean Energy (C-PACE) programs nationwide.

 

Mr. Dell’Oso has been engaged in the energy efficiency sector for over 25 years. His career began in energy efficiency consulting responsible for energy auditing and technical assessments and progressed to development, design, and management of large-scale energy-saving performance contracts (ESPC) for national and international ESCOs. Most recently, Mr. Dell’Oso served as Director of Operations for Nxegen, LLC, where he oversaw the development and implementation of customer-tailored energy management and cost-reduction strategies for commercial, industrial, and institutional customers.

 

Prior to joining Nxegen, Mr. Dell’Oso spent more than a decade with Celtic Energy, Inc. – a specialty energy consulting and quality assurance firm. As Manager of Engineering Services, he provided third-party ‘owner’s representative’ ESPC oversight services on a multitude of State, Municipal, School & University projects, as well as, ‘project facilitator’ services for U.S. Government agencies on Federal energy projects.

 

Mr. Dell’Oso is a senior member of the Association of Energy Engineers (AEE) and the Cogeneration and Power Institute (division of AEE). He holds credentials as a Certified Energy Manager (CEM), Certified Measurement & Verification Professional (CMVP), and Certified Demand Side Management Professional (CDSM), through AEE. Mr. Dell’Oso’s educational background includes a B.T. in Energy Engineering Technology from Rochester Institute of Technology and an A.S. in Mechanical Engineering Technology from Hartford State Technical College.

Tracy Phillips, CEM, CDSM, CMVP – Director, Colorado C-PACE Program

Tracy Phillips is the Director of the Colorado C-PACE program for SRS. In this role, Mr. Phillips collaborates with contractors, project developers, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Moreover, Mr. Phillips provides technical support services for energy efficiency contractors and project developers in the use of SRS’s suite of proprietary technology-enabled tools: Energy Performance Improvement Calculator (EPIC™) and PACEworx™ Platform. These software as a service applications enable HVAC contractors and energy efficiency project developers to estimate the energy savings and calculate the financial impacts of their energy improvement projects in real time.

 

Mr. Phillips 25+ years of experience in the building energy efficiency sector includes energy audits, recommissioning, measurement and verification, master planning, energy modeling, and third-party technical reviews. Prior to joining SRS, Mr. Phillips served as the technical lead for the Environmental Defense Fund’s Investor Confidence Project (ICP) developing a series of protocols, training resources, and quality assurance methods to standardize development of energy efficiency projects.

 

Mr. Phillips is a Certified Energy Manager (CEM), Certified Demand Side Management Professional (CDSM), Certified Measurement and Verification Professional (CMVP) through the Association of Energy Engineers (AEE), and holds a Master’s Degree in Physics. Mr. Phillips also serves as the Chair of the International Performance Measurement and Verification Protocol (IPMVP®) technical advisory committee.

Theddi Chappell, CRE, MAI, FRICS, AAPI, LEED AP - Director, UTAH C-PACE Program

Theddi Wright Chappell is the Director of the Utah C-PACE program. In this role, Ms. Chappell collaborates with project developers, contractors, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Prior to joining SRS, Chappell was CEO of Sustainable Values, Inc., her own woman-owned business and a real estate consulting practice focused on valuation consulting, impact investing, and optimizing real estate returns for investors, owners, and other stakeholders. Before that she served as a national practice leader in the Green Advisory Practice of Cushman & Wakefield and as a senior managing director in the company’s Valuation & Advisory group.

 

Ms. Chappell has extensive experience in the valuation of commercial properties, with a specialization in analyzing both the costs and benefits of high performing, energy efficient properties. She is a national and international speaker and educator on the implications of green strategies on asset value.

Kenneth Gallagher, Manager, Technical Support

Ken Gallagher is Manager, Technical Support Services for SRS. In this role, Mr. Gallagher collaborates with contractors, project developers, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Mr. Gallagher’s role includes management of the Colorado Commercial Property Assessed Clean Energy (C-PACE) program. Moreover, Mr. Gallagher provides technical support services for energy efficiency contractors and project developers in the use of SRS’s suite of proprietary technology-enabled tools: Energy Performance Improvement Calculator (EPIC™) and PACEworx™ Platform. These software as a service applications enable HVAC contractors and energy efficiency project developers to estimate the energy savings and calculate the financial impacts of their energy improvement projects in real time.

 

Prior to joining SRS, Mr. Gallagher’s experience included nine years as a commercial real estate software and information services technical support executive for Environmental Data Resources, Inc. (EDR). In this role, Mr. Gallagher was responsible for technical support services to consultants, corporations, lenders, attorneys and government stakeholders involved in commercial real estate transaction due diligence and portfolio risk management.

Scott Dicke, Director, Sales and Technical Support

Scott Dicke is Director of Sales and Technical Support Services, Mid-Atlantic region, for SRS. In this role, Mr. Dicke collaborates with contractors, project developers, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Mr. Dicke’s role includes management of the Arlington Commercial Property Assessed Clean Energy (C-PACE) program – the first C-PACE program in Virginia. Moreover, Mr. Dicke provides technical support services for energy efficiency contractors and project developers in the use of SRS’s suite of proprietary technology-enabled tools: Energy Performance Improvement Calculator (EPIC™) and PACEworx™ Platform. These software as a service applications enable HVAC contractors and energy efficiency project developers to estimate the energy savings and calculate the financial impacts of their energy improvement projects in real time.

 

A LEED-accredited professional, Mr. Dicke brings more than 15 years of experience in consulting, information services, energy services, and commercial real estate to SRS. Prior to joining SRS, he founded West Arlington Analytics, a consulting firm that helps building owners implement energy and water efficiency projects, save resources, save money, and improve building stock in Arlington and the broader Mid-Atlantic region.

Mr. Dicke holds a bachelor’s degree in finance and in management science from Virginia Tech and a master’s degree in applied economics from John’s Hopkins University.

T. William Constantino Jr., Director, Sales and Technical Support

Bill Constantino is Director of the Rhode Island C-PACE program for SRS. In this role, Mr. Constantino collaborates with contractors, project developers, building owners and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Mr. Constantino’s role includes technical support services for energy efficiency contractors and project developers in the use of SRS’s suite of proprietary technology-enabled tools: Energy Performance Improvement Calculator (EPIC™) and PACEworx™ Platform. These software as a service applications enable HVAC contractors and energy efficiency project developers to estimate the energy savings and calculate the financial impacts of their energy improvement projects in real time.

 

Prior to joining SRS, Mr. Constantino’s experience included seven years as a commercial real estate software and information services technical support executive for Environmental Data Resources, Inc. (EDR). In this role, Mr. Constantino was responsible for technical support services to consultants, corporations, lenders, attorneys and government stakeholders involved in commercial real estate transaction due diligence and portfolio risk management.

Joseph Freehill, Director of the Energize Delaware Technical Assistance Program

Joe Freehill is the Director of the Energize Delaware Technical Assistance Program which is administered by SRS. In this role, Mr. Freehill provides owners of small and mid-size buildings in Delaware and their energy efficiency contractors with the technical assistance they need to evaluate the cost-benefit of alternative energy improvements, including financing options.

 

Mr. Freehill previously served as Director of Commercial Property Assessed Clean Energy (C-PACE) Programs, Pacific Coast Region, for SRS.  As C-PACE Program Director, Mr. Freehill collaborated with building owners, contractors, and capital providers in the development, underwriting and financing of energy efficiency and renewable energy projects for commercial, industrial, and institutional building owners.

 

Prior to joining SRS, Mr. Freehill was a founding partner of a third-party electric and gas supply firm serving commercial and industrial building owners. Furthermore, Mr. Freehill’s experience includes ten years as a commercial real estate software and information services technical support executive for Environmental Data Resources, Inc. (EDR). Moreover, Mr. Freehill spent ten years as an environmental insurance broker supporting commercial building owners, consultants, lenders, and attorneys in the management of complex environmental risks involved in commercial real estate transactions.
